Constructing a building project
In the construction phase, the plans become a working building – precisely, on schedule and on budget. Optionally as a well-established team, together with Wetter Industrie- + Gewerbebau AG, Stetten as turnkey contractor, we bundle responsibility for execution and coordination in a single source. This creates clear responsibilities, short decision paths and efficient site organisation – and all at a fixed lump-sum price.
As turnkey contractor, we take on the overall coordination of all contractors and specialist planners, manage interfaces, organise execution and ensure that quality, deadlines and costs are met. For you this means less communication effort, fewer risks at the handover points and a smooth process – from detailed planning and site supervision through to acceptance and handover.
Possible contract models
- General planning
For highly complex projects, we act as general planner and take on full responsibility for the planning, coordinate all relevant interfaces and relieve you of clarification and coordination work.
- General contracting
You would like to do the planning with Realest Architekten, but are looking for a partner who coordinates the construction in-house and guarantees your costs? As general contractor, we recommend the Wetter Gruppe – offering you the certainty you need.
- Turnkey contracting
For maximum cost certainty, we take care of the planning and recommend the Wetter Gruppe as turnkey contractor. Together, we coordinate the interfaces within planning, within construction and between the individual areas. This ensures that the right expertise is applied in every phase – the ideal contract model for staying within your business plan.
- Hybrid: general planning and turnkey contracting Recommended
The best of both worlds: during the planning phase, we accompany you as general planner – at least up to and including the building permit application, and if you wish up to and including tendering. With the building permit you gain legal certainty; if we carry the planning through to tendering, you also gain cost certainty thanks to full cost transparency. On this basis, the contract with the turnkey contractor follows at a fixed lump-sum price. Here, too, we recommend the Wetter Gruppe.
